How Do You Sell a One-of-a-Kind Older Home in Anaheim Hills?
Most of Anaheim Hills was master-planned, so when a home doesn’t fit the tract mold, it needs a different kind of sale. These are the properties with long driveways, big lots, original architecture and a story behind them. Buyers who want them are out there. They just aren’t scrolling the same way a typical buyer does.
Where Anaheim Hills’ character homes actually are
The area’s true older pockets came before the master plan. Before development, a few scattered low-density neighborhoods existed here, including Peralta Hills and Mohler Loop, tracts developed mainly in the 1940s and 1950s that still exist today. You’ll also find early-1970s custom and semi-custom houses on the original large pads in Anaheim Hills Estates.
Peralta Hills especially feels like its own world. While the broader community was planned with tract homes, HOAs and standard setbacks, Peralta Hills evolved organically, with individually designed homes set back behind long driveways, mature landscaping and often private gates. The mix is wide too, from 1970s ranch homes on sprawling lots to modern Mediterranean villas overlooking the canyon.
What makes these homes sell (and what trips them up)
The features that make your home special are also the ones buyers have questions about. Horse-friendly land is a big draw, since keeping horses is prohibited by CC&Rs in most of Anaheim Hills, but horse keeping here is a zoning and recorded-covenant question answered parcel by parcel, so we confirm it before we ever market it. Older systems matter too. Some older Peralta Hills properties run on septic rather than city sewer, and getting ahead of inspections keeps escrow calm instead of tense.
Then there’s the balance between original and updated. Some buyers want the 1950s bones untouched, others want a renovated estate on the same land. We help you decide what’s worth refreshing before listing, and what’s better left for the next owner’s vision, with contractor referrals when a project makes sense.
Telling the story right
A character home can’t be priced off the tract down the street, and it can’t be marketed with ten quick photos. We lead with the land, the architecture and the setting: the oak canopy, the canyon views, the original details. Then we put that story in front of the buyers searching for exactly this, not just anyone looking in the zip code.
